About this service
Landlords in England must have a valid EICR at least every five years. Homeowners often want one before buying, selling or after inherited DIY work. Either way, an EICR tells you the true condition of the installation, not a guess.
I test every circuit, record the results properly and give you a report that explains each observation and its code — plus a straight answer on what genuinely needs fixing and what can wait.

- How long does an EICR take?
- Typically two to four hours for an average home, longer for larger or older properties.
- What if it fails?
- You get a written list of the coded issues and a clear quote for the work needed to bring it to satisfactory.
- How do you price a job?
- Most work is a fixed price agreed before I start, based on a proper look at the job. Fault finding is charged at a clear diagnosis rate that I tell you up front.
- Do I get a certificate for the work?
- Yes. New circuits, consumer units, rewires and EV chargers are tested and certified, with the paperwork sent to you and notified where required.
- Do you supply the materials and fittings?
- I can supply quality trade materials at a fair price, or fit items you've bought yourself — whichever you prefer.
